The Firm

We are looking for a Commercial Real Estate Paralegal to join our emerging Commercial Real Estate Practice Group at MEP Business Counsel.  Our Paralegals play a key role in supporting the Lawyers at MEP Business Counsel, coupled with a high degree of direct client interaction.  Our Paralegals have extensive experience as it relates to commercial transactions, navigating applicable Provincial and Federal regulations in the context of our clients’ business activities.

Some general parameters for this position are as follows:

  • 5+ years’ experience as a British Columbia Commercial Real Estate paralegal
  • Unparalleled attention to detail and organizational skills
  • Able to work well under-pressure and able to manage short deadlines
  • Knowledge of DocuSign, myLTSA and BC Online paired with strong technical skills in business applications (Microsoft Office)
  • Experience with Conveyancer software an asset
  • Strong knowledge on filing requirements for the BC Land Title Office
  • Strong communication and interpersonal skills, and an ability to function effectively with a high degree of independence
  • Ability to use tact and good judgment while handling confidential and sensitive client information
  • Ability to work productively within a blended in-office and remote working schedule

Role and Responsibilities

  • Prepare, draft and review correspondence and other legal documents in relation to (i) commercial real estate transactions and (ii) large-scale commercial and residential land development matters, such as (but not limited to):
    • Title Search Requests
    • Reviewing documents and surveys
    • Reviewing title and title deficiencies
    • Preparing first applications into Land Titles
    • Preparing title summaries and encumbrance lists, execution and municipal searches, Corporate and Personal Property Act searches;
    • Prepare documents required for purchase, sale, leasing and financing transactions
    • Coordinating and assisting at closings including: liaising with client, counsel, financial institutions, title insurance companies, land registry offices, opposite and third parties, registration of title documents; and preparation and assembly of closing books
    • Draft simple legal opinions and title opinions
    • Assist in zoning matter and land development
    • Maintaining files and records in accordance with procedure
  • Manage and coordinate complex subdivisions including leasehold, strata and subdivision, and other Land Title Office Filings
  • Manage developments, financing and re-financing transactions, and land development matters
  • Prepare and review purchase and sales contracts, deposits, payout statements, discharge documents and reports
  • Prepare and file electronic filing applications for registration of documents and plans
  • Execute and review title and off-title due diligence searches
  • Liaise with vendors, purchasers, financial institutions, clients, realtors, other counsel and municipalities as needed
  • Familiarity with standard BC real estate undertaking procedures
  • Manage a high volume of closing and other related matters in connection with the completion of developments
  • Able to handle minor administration for the practice group including: Trust paperwork, Source of Money forms, and File Openings
