We are currently seeking a full-time Commercial Real Estate Paralegal with 5+ years of experience to join our Firm.
About the role:
Duties include:
- Manage client files from file opening, including conflict searches, client identification and other tasks to file closing
- Conduct Land Title and BC Online searches (title searches, BC assessments, company searches, etc.) and perform due diligence
- Communicate with vendors, purchasers, financial institutions, clients, lawyers, brokers, and others as required
- Prepare documents with respect to acquisitions and sales of various types of commercial properties, financing and development of land, commercial transactions and transactions involving trust relationships
- Working knowledge of LOTA requirements and completing transparency report filings
- Review and analyze title encumbrances, prepare terms of instruments for covenants and easements
- Conduct and review due diligence searches and completing summaries
- Prepare and diarize summaries of key transaction dates
- Prepare closing agendas
- Complete payouts and prepare internal documents relating to trust transactions/trust account documentation and various payouts
- Liaise with all internal and external parties involved with the transactions, including preparation of correspondence
- Prepare and finalize reporting letters and diarize key post-closings dates and tasks
- Prepare billing/invoicing at completion of transactions where necessary
- Other administrative support as required
About you:
- A Paralegal certificate from an accredited post-secondary institution
- 5+ years of working experience in a similar role with comparable responsibilities in real estate with exposure to residential, commercial, and project sale transactions
- Extensive experience with commercial transactional work
- Proficient with MS Word and Outlook
- Strong working knowledge of court rules and procedures
- Strong understanding of Land Title Survey Authority registration requirements (web-filing/LOTR)
- Experience with E-Conveyance an asset
- Strong organizational skills and attention to detail
- Excellent verbal and written communication skills
- Ability to handle a high volume of work in a fast-paced environment
- Ability to follow instructions and adhere to strict deadlines
- Ability to exercise sound judgement, discretion, and confidentiality, and to adapt to changing demands
- Ability to work independently and in a team environment
